Jersey’s housing market became more active in the second quarter of 2026, with both property sales and prices increasing compared with a year earlier.
The latest House Price Index from Statistics Jersey shows that the mix-adjusted average price of homes sold was 5% higher than in the second quarter of 2025, although prices remained 10% below the peak recorded in the third quarter of 2022.
A total of 282 eligible properties were sold during the quarter, 24% more than a year earlier and 32% more than in the first quarter of 2026.
All property types recorded quarterly price increases. The mean price of a one-bedroom flat was £326,000, while a two-bedroom flat averaged £580,000. Two-bedroom houses averaged £601,000, three-bedroom houses £797,000 and four-bedroom houses £1.122 million.
Housing market activity was also up 23% on the same period last year on a rolling four-quarter basis, while advertised private sector rental prices were broadly unchanged year on year.
The Minister for Housing, Deputy Malcolm Ferey (pictured), said: “These latest figures suggest that confidence is returning to Jersey’s housing market, with both transaction volumes and overall market activity increasing significantly compared to a year ago. While house prices have risen over the last 12 months, they remain below the peak levels that were seen in 2022.
“Affordability remains a challenge for many Islanders, particularly those looking to purchase their first home. It is therefore important that we keep a close eye on market trends and ensure our housing policies help Islanders access housing that meets their needs and assists them in moving through the housing market.
“The Council of Ministers and I are working to ensure Jersey has the housing supply the Island needs, not simply more homes, but the right mix of homes. We are also exploring measures that support home ownership and improve housing mobility, with a focus on properties that are built with adaptations for an aging population in mind.
“These figures are encouraging and point to a more active yet stable market. However, our focus remains squarely on ensuring that Islanders have access to suitable and affordable housing, recognising the important role that housing plays in supporting our economic prosperity and the long-term sustainability of our community.”
