The Guernsey Housing Association has been given support by the States to progress negotiations with landowners that could see 68 units of private market and Affordable Housing developed at Pointues Rocques.
The The Guernsey Housing Association’s proposal includes provision for the requirement that would be triggered under the current Policy GP11 of the Island Development Plan. Under this Policy, 30% of the residential developable area would need to be developed for Affordable Housing.
The proposed joint development venture on the site would in fact see a mix where just under two thirds of the units would be Affordable Housing units, with the remainder of the units available for private market development.
Over the coming months, negotiations between the the Guernsey Housing Association (GHA), landowners, and potential developers will look to further negotiate the terms of the ‘deal’ that will be presented back to the GHA Board, ESS and P&R for final agreement.
Deputy Peter Roffey, President of the Committee for Employment & Social Security, said: “This development could make real in-roads into meeting both the Island’s private market and Affordable Housing requirements, due, in part, to the GP11 policy. It is encouraging to see the role that the policy has played in these negotiations to date, to secure Affordable Housing units and support the viability of private market development at this site.”
