The launch of Phase 3 of Eden Park has been announced, the new commercial development for businesses situated on the outskirts of Douglas, Isle of Man.
Phase 3 of Eden Park comprises 16 employment units, 8 bespoke employment units, and 3 bespoke headquarters offices, ranging from 1,400 sq ft to 182,000 sq ft. Several of these units have already been sold, with work on all units expected to be complete around the end of the year.

Units at Eden Park incorporate high levels of insulation, solar PV panels, energy-efficient heating/cooling systems, and EV charging points. The park will also feature structural landscaping, including tree-lined roads, wide pedestrian and cycle routes, and provision for future bus routes. There is also the opportunity for tenants to enhance the design of their premises during the build phase to enable the reduction of carbon footprints during construction, and throughout their subsequent occupation and use.
The aim of Eden Park is always to work in harmony with nature, in keeping with the Isle of Man’s UNESCO Biosphere status as an entire nation. With that in mind, the ambition is to achieve a Biodiversity Net Gain, which includes carrying out the likes of habitat creation planting, the creation of seasonal ponds and wetlands, and a refurbishment of the orchid area.
As Eden Park expands, opportunities will arise for on-site amenities such as shops and a nursery. The park is handily located on the outskirts of Douglas, close to well-populated residential areas as well as complementary businesses at the Isle of Man Business Park and Spring Valley Industrial Estate, offering access to suppliers and clients.
