Savills and Tyrrell Dowinton Associates have this week, on behalf of clients submitted a Planning Application for eighteen apartments and one commercial unit along with storage and parking at 15 – 16 Glategny Esplanade.
The site which is currently home to empty and no longer fit for purpose buildings is located between Royal Terrace and Regency Court just to the left of the well-known bistro Muse.
Tony Rowbotham Head of Office at Savills said: “This is a site we have been looking at for some time and have been working up detailed proposals to maximise both density and the sites aspect. We have decided apartments would make best use of the site, with there being a well-publicised shortage of residential accommodation in the town centre, be it for sale or for rent”.
The apartments which are mainly one and two bedroom units with a single three bedroom unit have been designed to maximise the views over the QEII Marina towards Herm.
The scheme includes a small commercial unit on the ground floor which Savills think will be extremely popular for users looking for small offices, retail or hospitality premises.
Recognising that apartments are often tight on storage space, the design includes eighteen individual storage units on the ground floor, each of which will provide a secure space for bicycles, paddle boards, sports equipment, suitcases, Christmas decorations and other large items that occupiers find difficult to store inside apartments.
“We believe this will be a well-designed and exciting development and a welcome addition to St Peter Port’s housing stock”.
Paul Dowinton, the scheme’s architect said: “We were delighted to be approached by Savills to be the architect for this exciting town centre opportunity. The site has the opportunity to provide a high-quality multi-storey apartment development on the Town front, supporting its amenities and with outstanding views over the QEII Marina.
“The construction offers a standard of accommodation subservient to those surroundings and provides accommodation for a wide range of demographic end users with good-sized apartments, shared communal amenity spaces, fully accessible spaces, private storage, parking and with excellent bicycle, disability and on foot access. Careful consideration has been given to the design to ensure this development meets the requirements of the Island Development Plan and Building Regulations by providing a comprehensive solution in this urban location.”
The agents hope that planning permission will be forthcoming this year so that the construction works can commence leading to the delivery of these ideally placed town centre apartments.
