IFC 5, the second building on the International Finance Centre (IFC) Jersey has been officially opened by Treasury Minister Deputy Susie Pinel. Also present were the Deputy Bailiff Tim le Cocq, St Helier’s Constable Simon Crowcroft and other officials and guests.
The six floor, 69,000 square feet, Grade A office space includes a new public square named after New Jersey’s capital, Trenton. The BREEAM ‘Excellent’, environmentally rated building also includes underground private parking for 48 cars and 80 cycles.
Jersey Development Company (JDC) chose local construction company Camerons to build IFC 5 which was intentionally designed to match the specifications of other world leading finance centres. To achieve this target, JDC commissioned an award-winning design team which included: MJP Architects and full service engineers, Waterman Group plc, both having a proven track record for designing exemplary office buildings.
On behalf of the States, JDC is delivering a flagship business district that provides the highest quality office buildings in Jersey. The stand-alone buildings offer excellent levels of natural light via floor to ceiling windows and virtually column-free floor plates allowing occupants complete flexibility in office design and efficiency.
SANNE, the leading global provider of alternative asset and corporate services has relocated its headquarters to IFC 5. To commemorate their move and to mark the completion of the building, JDC and SANNE Group plc hosted the official opening ceremony yesterday evening.
Lee Henry, Managing Director of JDC said: “We are delighted to have completed the second building at the IFC on time and on budget. We also welcome SANNE as our first tenants and wish them every success, particular as this year SANNE celebrate a significant anniversary. SANNE has taken 56% of the building and we have signed Heads of Terms on a further 30% leaving just 14% which we anticipate will be let by the end of the year.”

JDC has also created a new public square named, ‘Trenton Square’ which the western elevation of IFC 5 overlooks. It is hoped that officials from Trenton (Trenton is the State Capital of New Jersey) will officially name the square at a later date.
IFC 5’s principal entrance has been centrally placed in the west colonnade facing Trenton Square. More than 1400 plants, including 23 trees, have been planted within landscaped areas which also incorporate a lawned area for the public to enjoy. Positive comments have already been received particularly with regards to the wider pavements, raised borders and additional trees planted within the scheme.
Two retail food & beverage outlets will be situated on IFC 5’s ground floor with outside table and seating arrangements for customers to enjoy the square and its pleasant surroundings. The food and beverage operators will be announced once planning and legal arrangements have been finalised.
