Investec provides £8.17m loan for Guernsey property portfolio

Field Day Commercial Property has secured an £8.17 million property investment loan from Investec Bank (Channel Islands).

The loan is secured against three commercial properties in Guernsey and will refinance existing borrowing while supporting continued investment in Field Day’s portfolio of office, car parking, retail and leisure properties.

The portfolio includes Mill Place in St Peter Port, a 14,000 sq ft mixed-use building providing traditional and serviced office space alongside residential accommodation and an on-site café.

Field Day completed the refurbishment and modernisation of the former industrial office building in 2025, retaining elements of its original character while adapting it for its current mix of occupiers.

Field Day Developments is a Guernsey-focused commercial property development and investment business, with projects spanning office, leisure, retail and mixed-use property.

The financing extends an existing relationship between Investec and Field Day. Investec has previously supported the business on projects including Upper House, Rock House and Royal Terrace in Guernsey, as well as Bearwood Parade in Birmingham.

Scott Philpott, Business Developer, Guernsey, at Investec Bank (Channel Islands) Limited, said: “Field Day required financing that reflected the different properties within its portfolio and the company’s plans for continued investment. Investec worked closely with Luke and the Field Day team to provide a practical structure aligned with those requirements, rather than applying a standard lending approach.

“The £8.17 million loan gives Field Day a stable financing base across its Guernsey portfolio. It also demonstrates how Investec’s local knowledge and Offshore Real Estate expertise can be combined to provide property clients with financing shaped around their assets and wider strategy.”
